Investing in Bolton

Bolton is a university town located to the north west of Manchester with excellent rail and road links to Manchester itself, Liverpool and Leeds. The town has easy access to the M60/M62 and M61 motorways.

Bolton has an excellent shopping centre with both major stores and traditional markets. In nearby Horwich, the Middlebrook Leisure and Retail Park includes the Macron stadium, home of Bolton Wanderers.

The town has an art gallery, theatres and museum and a diverse range of restaurants. There are plenty of sports and leisure facilities across the Bolton area as well as pubs, cinemas and nightclubs. There are three country parks within Boltonís boundaries and the town is situated on the edge of the West Pennine Moors.

Asana currently invest in the Tonge Park, Beaumont Chase and Blackrod areas of Bolton but excellent opportunities also exist in areas such as Great Lever, Little Lever, Darcy Lever, Heaton and Breightmet.

There is substantial Victorian housing stock originally built to serve the cotton mills for which the town is famous. It has a mixed population of c250,000 generating good rental demand with stable rent prospects.




Investing in Wigan

Wigan sits further west than Bolton but retains excellent links to Manchester, Liverpool and Preston. It is served by three junctions of the M6 and is on the main West Coast rail line. The journey time to London Euston from Wigan North Western station in the town centre is under 2 hours. Journey times to Glasgow are approximately 3 hours.

Originally a coal mining town, Wigan is still served by the Leeds to Liverpool canal and is famous as the home of Wigan Pier. Wigan boasts an excellent shopping centre with major stores located in the Grand Arcade. As the spiritual home of Northern Soul, Wigan continues to enjoy a lively and varied local music scene.

The town is the home of Wigan & Leigh College which enjoys strong links with both UCLan and Salford University.

In Wigan, Asana are currently invested in Crooke Village and Springfield. Springfield boasts an excellent stock of competitively priced Victorian terraced properties, many with scope for refurbishment and redevelopment.

The neighbouring area of Swinley lies closest to the town centre and its amenities and includes larger and higher quality housing stock more suitable for renovation for HMO or capital gain. Rental demand in both areas is strong and future development of the college in 2017 may increase demand further.
